Here's how it works:
1. Project Development Phase. At Bunn & Sons, our team works with you to develop every aspect of your project before we ever swing a hammer. We collaborate with you, subcontractors, product vendors, building authorities, and any other resource needed in order to fully scope the project. This requires a lot of effort on our part as well as yours, but it pays off when it comes time to build.
Our project development process is done through our design agreement. Once the design agreement is in place, our team partners with you to fully develop the scope of work, make detailed selections, create a schedule, and budget your project. This is an iterative process that takes time to complete but every decision has to be made on a project whether you do it up front or as you go along. It's much more efficient to make the decisions up front so the job can be built on time and on budget with minimal changes along the way.

- Precise site measuring and creation of 3D models as well as construction drawings
- Consultation with architects or engineers as necessary for structural modifications
- Meetings with our team, subcontractors, and product vendors in order to fully flesh out the project and discuss the budget along the way
- Material selections for everything that we'll be installing. Our team and product vendors help you with this since it can be a daunting task on your own
- Coordination with your local municipality to apply for permits and ensure the project meets their requirements
- Other efforts as dictated by the scope and conditions present

When project development is complete, both the contractor and the client can move forward confidently, secure in the knowledge that all the critical details have been addressed prior to construction. A robust project development alleviates most (if not all) unforeseen problems on the job site.
2. Construction Phase. This is where the transformation happens! We’ll take care of everything needed to complete your project. From demolition to final inspections and cleanup, we’ve got you covered!
With the design process complete, we sign the construction agreement to keep everyone on the same page by clearly laying out expectations for how your project will run, what the costs will be and many other items. Once a materials deposit is collected, we order all the materials you’ve selected for your new space, pay for your permit, order the dumpster/port-a-potty, etc.
Now, it’s finally time to bring your new home to life! Construction of your space will take between 8 and 16+ weeks, depending upon the scope, size, and complexity of your design. With design documents in hand, materials selected and accurate bids from subcontractors, we are able to complete your project efficiently and effectively.
During this phase of the project we:
- Set up temporary protection in your home to help mitigate all that construction dust
- Manage your project from start to finish including: demolition, framing, electrical/plumbing/HVAC rough-ins, sheetrock, painting, trim, flooring, tile, cabinetry, countertops and finish electrical/plumbing/HVAC, final cleaning and about a thousand other behind the scenes details
- Manage any changes to the scope or schedule that arise during construction
In the end, you have a beautiful new space in your home to enjoy!
3. Warranty Phase. You've made it through planning and building your project. And now you have a beautiful new space in your home. So what happens when you find a crack in the grout or need a flooring repair?
A good contractor will have some kind of warranty period. Here's what ours looks like:
- Two years on labor
- One year on materials we purchase
That means we have your back if something shows up unexpectedly after your project is complete. In fact, we even proactively touch base with you:
- 6 weeks after your project is complete
- 6 months after your project is complete and
- right before the 12 month mark in case there are any materials that need to be addressed
The best warranty is the one you never have to use, but rest assured that if you do we will be here to help you.
